Gas fireplace vent clearances in BC do not come from one universal chart. The final terminal location must satisfy the current BC gas rules, the certified instructions for the exact fireplace and vent system, and the real exterior conditions around windows, doors, soffits, decks, corners, air intakes and gas equipment.
Choose the fireplace model and map the wall or roof before cutting an opening. A location that looks open today can fail after the installer accounts for an operable window, perforated soffit, covered patio, regulator vent, walkway, snow line or the vent route inside the building.

How much clearance does a gas fireplace vent need?
The clearance is the strictest applicable requirement for the exact terminal and site condition. It may come from the BC Natural Gas and Propane Code, a BC variation, a Technical Safety BC directive, the fireplace manual, the certified vent instructions or the authority responsible for the permit.
A measurement copied from another fireplace can be wrong even when the terminals look similar. Appliance input, fuel, vent category, termination design and the type of nearby opening can change the required distance.

Which gas fireplace vent rules apply in British Columbia?
BC’s current Gas Safety Regulation adopts CSA B149.1-20 as part of the BC Natural Gas and Propane Code and adds provincial variations. The regulation also requires an installed appliance to carry an accepted certification or approval mark, subject to limited conditions stated in the regulation.
The BC Schedule adds direct-vent fireplace requirements that matter during exterior planning. These additions address terminals in covered or partially enclosed structures, perforated soffits, certain opening windows and decks or balconies with openings.

The Schedule publishes specific dimensions for these conditions. Those dimensions are not a complete fireplace clearance table. Other code clauses and the certified instructions can require additional or greater separation.
Opening type changes the answer
How close can a gas fireplace vent be to a window or door?
Start by identifying whether the window or door can open, how it opens and where the terminal sits in relation to it. A fixed pane, sliding window, casement window, awning window and exterior door do not create the same condition.
For common vent-terminal tables, the appliance input can affect separation from an opening that admits air into the building. BC also adds a specific restriction below certain horizontally opening windows. The fireplace manual may illustrate additional model-specific limits.

Measure from the correct points
Do not measure from the centre of the entire window unless the applicable diagram says to do that. Most planning checks use the shortest horizontal, vertical or direct distance between a defined point on the terminal and the edge of the opening. The exact reference points must come from the applicable instruction or code diagram.
Do screens or sealed windows reduce the clearance?
A removable insect screen does not turn an operable window into a permanently closed window. Caulking a window shut is not a reliable substitute for the approved installation condition. If the design depends on a window staying permanently closed, document that condition and confirm acceptance before installation.
Covered areas need a three-dimensional check
Can a fireplace vent terminate under a soffit, deck or balcony?
Sometimes, but the answer depends on the construction above and around the terminal. A perforated soffit can pull exhaust into the roof or attic space. An enclosed patio can trap products of combustion. An open-joint deck can allow hot discharge to rise through the walking surface.
Ventilated and unventilated soffits
Identify whether the soffit has perforated panels, continuous vents or separate intake grilles. The BC variation for direct-vent fireplaces addresses perforated ceilings and soffits. A separate Technical Safety BC directive sets fallback clearances for specified special venting and Type BH systems when the code or certified manufacturer instructions do not provide all terminal distances.
The Technical Safety BC termination-clearance directive lists conditions for ventilated soffits, unventilated soffits, permanently closed windows and inside and outside corners. Its scope matters. It does not replace a stricter certified instruction or another applicable code requirement.
Decks, balconies and covered patios
Map the terminal in three dimensions. Record the deck surface, drainage gaps, guard, overhead structure, side walls and the route to open air. A covered space with three walls and a roof receives special treatment under the BC direct-vent additions.
A terminal also needs safe access and protection from contact or damage. Where the outlet is close to an occupied deck, patio or balcony, the plan may need a different elevation, certified guard or vertical termination.
Perforated soffit
Locate every opening and confirm whether a permitted sealed section is part of the approved design.
Open-joint deck
Do not place the terminal directly below a deck surface that allows discharge through the openings.
Covered patio
Count walls, measure the path to open air and check whether the proposed terminal is inside a restricted enclosure.

Windows and soffits get the most attention, but many failed vent locations come from another exterior feature discovered late in the project.

Horizontal and vertical options
Should the fireplace vent through the wall or roof?
A horizontal sidewall termination can shorten the route and reduce interior construction, but only when the exterior wall has a compliant terminal zone. A vertical termination can avoid a crowded wall, yet it adds roof work, height, support, flashing and access considerations.
Horizontal termination
Check windows, doors, soffits, corners, decks, grade, meters, intakes, walkways and the approved maximum horizontal route.
Vertical termination
Check roof clearances, snow, nearby walls, roof wells, air intakes, vent height, flashing and safe service access.
Offset route
Count every elbow and equivalent length. A terminal location can pass outside checks but fail the model’s venting limits.
The best route is the one that passes both tests: it fits the certified venting envelope inside the building and reaches a compliant, serviceable termination outside.
Condos, townhouses and shared exteriors
Who controls the vent location in a strata property?
A strata lot owner may control the interior fireplace area but not the exterior wall, roof, balcony membrane or common mechanical space. The vent opening can require written strata approval in addition to the gas permit and certified installation requirements.
Provide the strata with a model-specific package that shows the fireplace, vent parts, terminal, wall or roof penetration, exterior appearance and contractor scope. Confirm who repairs the cladding, membrane, flashing and interior finish.

New work and replacements
Can a replacement fireplace reuse the existing vent opening?
Do not assume it can. The new fireplace may use a different vent diameter, terminal, wall thimble, minimum rise, maximum length or clearance diagram. The old hole may also sit too close to a renovated window, new deck, added soffit vent or changed grade.
For an insert inside an existing masonry fireplace, the contractor must verify the approved liner system, chimney condition, termination and separation from other flues or openings. A sidewall direct-vent fireplace and a co-linear gas insert solve different venting tasks.

- Identify the exact fireplace. Record the model number, gas type, input range, manual revision and approved terminal options.
- Draw the interior route. Include framing, joists, beams, plumbing, electrical work, insulation, vent rise, elbows and maximum equivalent length.
- Photograph the complete exterior. Take one straight-on photo and wider photos that show the roof, corners, grade and adjacent walls.
- Mark every opening. Identify operable and fixed windows, doors, air intakes, exhaust outlets and soffit vents.
- Mark occupied and covered areas. Include decks, balconies, patios, carports, walkways and any space with side walls or a roof.

- Check property control. Confirm strata approval, landlord approval, property lines and responsibility for exterior repairs.
- Confirm the permit path. Installing or altering a fireplace, gas piping or venting commonly requires a gas permit in BC.
- Approve the terminal before ordering. Match the model manual, code conditions and measured site before purchasing equipment or cutting the building.

Can a direct-vent fireplace terminate beside a door?
It may be possible when the code and certified instructions permit the measured location. The design must also consider the door opening, landing, traffic and the risk of exhaust entering the building.
Can the vent terminate below a perforated soffit?
